AT A GLANCE
Founded in 2015 and headquartered in Nashville, Tennessee, Beckon Homes is a full-service vacation rental and estate management company. It finds, furnishes, markets and manages investment properties for owners, with homes in Nashville, the Smoky Mountains and Cape Cod.
THE CHALLENGE
Too many logins, and work fell between them.
For years, Beckon Homes ran its guest side across a patchwork of tools. House books were kept by hand, then moved to a guidebook tool, upsells were charged by hand through Airbnb, and other pieces lived in their own systems alongside Slack, Guesty and a task tool. They overlapped in the right places, then missed a crucial element somewhere else, a setup Shaun Balin, COO and Co-Owner, calls "the spaghetti code of multi platform systems."
The subscription fees were the smallest cost. The real one was hours of his time and his team's, going back and forth, plus "the mental load of not remembering what thing lives on what platform." Even with plenty of SOPs, things slipped through the cracks, and someone would later ask whether an issue ever got resolved.
When I brought SuiteOp to my leadership team and business partner, the response was immediate and unanimous. Everyone saw the value right away, and it was an instant yes.
Shaun BalinCOO & Co-OwnerThe Transformation
Beckon now runs four pieces of the guest side from one place, which gives guests a single portal and the team a single channel to watch.
Places that fill themselves in
When Shaun adds a place he likes near a property, a coffee shop for example, the guidebook pulls in its photos and a description on its own, beside house answers like how to use the hot tub.

Use cases
Use Case 01
Guidebooks that fill themselves in
Beckon's guidebooks are now simple to keep current, and they answer the everyday questions guests used to send the team. Updating them used to be a lift: adding a place meant downloading its photos and uploading them again, so Beckon refreshed them less often than it would have liked. Eight to ten years ago, the guides were printed binders.
Now Shaun adds a place he likes near a property, a coffee shop for example, and the guidebook pulls in the photos and a description on its own. Guests find the house answers there too, from how to use the hot tub to where to go nearby. In Shaun's words, it "makes a really beautiful thing for the guests to see with very little effort on my part."
RESULT108 local places across 16 lists. Shaun's hospitality team fields fewer messages, and he now calls updating a guidebook super simple.

Use Case 02
Upsells guests find on their own
Beckon turned upsells into steady revenue by putting them where guests already look, in the same guest portal as the guidebook. Years ago they were manual: Beckon charged them through Airbnb, hoped the guest paid, and chased the ones who did not.
Now the menu offers early check-in and late checkout at a price that moves with the stay, plus an 11am bag drop and a 3pm bag hold at $25 each. When a guest buys early check-in or late checkout, an automation moves the check-in or check-out time on the reservation, so nobody edits the booking by hand. Shaun's explanation for why they sell: "It just makes it so easy for guests to see it as an option."
RESULT$85,900 in upsells since July 2025, with sales every month this year. Through October 11 this year, early check-in brought $14,920 from 160 purchases and late checkout $11,760 from 127.

Use Case 03
Flagged items land in Slack
Beckon's team now sees every flagged item in the tool it already works in, so problems surface without anyone going to look for them. Before, a bad review or a maintenance issue came to light only when someone opened a system to check, and with work spread across platforms, the question later was whether it ever got resolved.
Now an automation pings a Beckon Slack channel with any flagged item, whether it is a bad review notice, a maintenance issue or anything else coming up. A guest verification that lands in review or is declined posts there too. The team already works in Slack all day, every day, so each flag lands where people are. In Shaun's words, "they just have to look in one spot and it's all automated."
RESULTreview, maintenance and verification flags in one spot, inside the tool the team already has open.

What changed at Beckon Homes
- Beckon's guidebook, upsells and team alerts now run from one place, which gives guests a single portal and the team a single channel to watch.
- The hospitality team fields fewer messages, because each place added to the guidebook fills in its own photos and description, so guests find the hot tub instructions and local recommendations on their own.
- The team sees what needs attention without opening another system, because flagged reviews, maintenance issues and verifications land in the Slack channel it already works in, giving everyone one spot to check.
- Upsells have become a dependable source of revenue, bringing in $85,900 since July 2025 with sales in every month this year, because early check-in, late checkout and bag holds sit beside the guidebook in the guest portal and guests buy them without anyone chasing payment.
- Beckon's director team said yes to SuiteOp with no questions, and Shaun sums up what the platform means for the business in one sentence: "doing things efficiently and beautifully without needing to trade for either of those things."
