Folio
One clean folio per stay. Sent where your books live.
Every charge sorted, then pushed to your books.
Rent, add-ons, waivers, taxes and payments, grouped and tagged on every stay. Push them to your PMS’s accounting with our built-in integrations, pull them through the API, or export a CSV.
Questions operators ask
Anything else? We’ll walk through one of your own months, from guest revenue to approved costs.
We’ll walk through one of your months, revenue to costs.
Talk to our teamWhere does damage waiver money go?
To your own payment account. The waiver is a non-refundable fee charged through your processor, so the revenue is yours. Price it per night, per guest or per stay, offer up to three options with one marked Most Popular, and make it optional if you like.
Which payment processors does it work with?
Stripe, GuestyPay, JusPay Hyperswitch and Apaleo Pay, or your PMS’s own Stripe account. Guest payments go to your processor, and every charge and payment shows in the Folio against its reservation.
Can the folio go to our PMS or accounting?
Yes. Guest charges and the payments SuiteOp collects post back to Guesty, Hostaway, Hostfully and Apaleo, and owner expenses go to Guesty’s owner accounting. You can also pull the folio through the SuiteOp API or export it to CSV.
How does payroll work?
Set each person’s pay model: hourly, per task (flat or hourly) or salaried, with rates by property, by member or per task. The team clocks in and out in the app, you approve timesheets and costs in one queue, then export to CSV for your payroll provider.
How do I charge costs back to owners?
When you approve a cost, set Bill to: Owner statement, Guest or Absorbed. Billable rates and markup are applied, and the approval shows the margin, so you know what goes to owners and what you cover before you approve.
What if we take payments in more than one currency?
Each charge keeps the currency it was made in, and totals in each currency are shown separately. SuiteOp doesn’t convert between them.
How do deposits work?
A deposit is a hold on the guest’s card, placed a set number of days before check-in and released automatically 0 to 28 days after checkout. Long stays are charged and refunded instead. If something is damaged, Claim damage captures from the hold.
