Airbnb Compliance with Upsells & Fees

Airbnb recently released new guidelines for off platform fee transparency, which go into effect May 10th, 2025.

Some of the major changes mentioned in the release are related to additional fee payment for guests after booking:

  • Requesting, sending, or receiving payments outside of Airbnb is prohibited. This includes the cost of the reservation and fee payments related to reservations (e.g., optional fee to heat the pool).

  • Failing to disclose reservation fees at the time of booking is prohibited.

This means that you cannot force guests to pay any fees, even if they are optional, outside of the Airbnb Resolution Center. To ensure you are compliant with these new rules you can use SuiteOp's feature to collect payment for fees and upsells through the Resolution Center.


How it works

If enabled, when an Airbnb guest requests or purchases an upsell with a price, they will be given the option to pay by credit card or through the Airbnb Resolution Center.

Request Upsells

For Request upsells, If they select the Resolution Center, the host will first be able to decline the request or create a fee for the guest. Here are the steps

  1. Guest requests an upsell

  2. For payment they are asked if to Pay by card or Pay through the Resolution Center

  3. If they pay by card, this is a normal authorization hold that is captured when the request is approved

  4. If they choose to pay through the Resolution Center, they will wait for the upsell to be approved or declined

  5. As a host, to accept the request you will click Create a Service Fee to prompt the payment through the Resolution Center

  6. The creates a Fee for the price of the upsell in the guest's portal

  7. The guest will open the fee and be redirected to the Airbnb Resolution Center to submit payment

  8. The guest will then return to the guest portal to mark the fee as paid

  9. Once marked as paid, the upsell fee will be in "Under review" status. You should then verify this payment in the Airbnb Resolution Center

  10. Once payment is verified, edit the Service fee on the Upsell and click Confirm Payment

Purchase Upsells

  1. Guest decides to buy an upsell

  2. For payment they are asked if to Pay by card or Pay through the Resolution Center

  3. If they pay by card, payment is received as usual

  4. If they choose to pay through the Resolution Center, they will be redirected to the Airbnb Resolution Center to submit payment

  5. The guest will then return to the guest portal to mark the upsell as paid

  6. Once marked as paid, the upsell fee will be in "Under review" status. You should then verify this payment in the Airbnb Resolution Center

  7. Once payment is verified, edit the Service fee on the Upsell and click Confirm Payment


How to enable paying through the Resolution Center

The Resolution Center payment option is set for each Upsell. You can enable the setting by opening the upsell settings, and looking for Airbnb Resolution Center. Turn this toggle on to enable. This will only be shown to Airbnb guests.
